Our proposals

A Welcoming Place for All

Vauxhall Square is being designed as a vibrant public destination, a place to meet, relax, and connect.

We want to transform the vacant Vauxhall Square site into a place for everyone, with an accessible public park at its heart. We will make Vauxhall Square a great place to spend time, with bars, cafes, restaurants, office space, exciting entertainment venues and community facilities.

Delivering Genuinely Affordable Homes

This will ensure that local people, families, and key workers can stay close to their roots in Vauxhall. The scheme complies with both GLA and Lambeth Council policy, delivering 35% affordable housing, including at social rent, and affordable student homes.
A range of tenures will be offered – rental, for sale, co living – helping people at every stage of life to live in the heart of the city they love.

A Home for Every Stage of Life

From students and young professionals to growing families and lifelong locals, Vauxhall Square will be a place everyone can call home.

Whether you’re just starting out, building a family, or have lived in Vauxhall for decades, this will be a genuinely mixed and inclusive community where people at every stage of life can thrive.
Our refined proposals will deliver approximately 1097 new homes, with 35% affordable housing, including homes for social rent. We’re also providing 699 student rooms, with 35% of these at affordable rent.
There will be 1164 co-living studios designed with shared amenities, creating more opportunities for young people to live and work in Vauxhall.
Following ongoing discussions with Lambeth Council, we will also make a substantial financial contribution to support the borough’s wider housing ambitions, helping deliver more than 300 additional social rent homes across Lambeth.

Meanwhile use - Padel

Following three rounds of consultation, one message came through clearly from Vauxhall residents: bring life to the site now with more community activity. We’ve listened and we’re thrilled to announce that Game4Padel, the UK’s leading padel operator, is opening a brand-new club at Vauxhall Square this summer.

Set to become a vibrant new destination, the three court site will offer more than just sport, with hangout spaces, food and drink, and a buzzing social vibe at the heart of it. And it’s designed with the local community in mind: Game4Padel is committed to supporting the local community by creating a padel programme which incorporates play for local schools, local children and other community groups at discounted rates at off-peak times.
This is about turning an underused space into something special, bringing energy, fun and connection to the heart of Vauxhall, and setting the tone for the bold, inclusive vision we’re delivering across the wider site.

Sensitive Design

Every aspect of Vauxhall Square’s design has been shaped through close collaboration with Lambeth Council officers, the Greater London Authority, community stakeholders and local residents over the past 18 months. This collective effort has helped refine a scheme that is both ambitious and sensitive to its context.

Taller elements are carefully positioned where appropriate, respecting key local views and heritage assets, while making the most of this highly connected, central London location. We’re delivering a bold, future-facing vision rooted in Vauxhall’s unique story. This is world-class architecture with purpose, inspired by the area’s industrial heritage and crafted with care to complement the tall building cluster. Every detail of the design has been considered to create a place that feels unmistakably Vauxhall: ambitious, vibrant, and built to stand the test of time.

Building Sustainably for the Future

Vauxhall Square is committed to a sustainable future. The development targets a 35% reduction in CO₂ emissions and a BREEAM ‘Excellent’ rating.

Prioritising green space, energy-efficient homes and active travel, the site is car-free (except for servicing and disabled parking), and perfectly located next to the Vauxhall Station and Nine Elms tube station. Our goal is a vibrant new neighbourhood that meets the highest environmental standards.

Investing in the Local Community

This is more than just a development, it’s an investment in Vauxhall.

Vauxhall Square will be an investment in our local community. Not only will it provide new homes, retail, community facilities and green and public space, but it will contribute to the wider area by supporting footfall for local businesses. Also, following ongoing discussions with Lambeth Council, we will also make a substantial financial contribution to support the borough’s wider housing ambitions, helping deliver more than 300 additional social rent homes across Lambeth. The ground floor will feature new public amenities, such as retail space, restaurants and cafes, and community spaces for events and socialising. These amenities are designed to enhance local life and support the area’s economy.

We’re proud to be delivering new community facilities as part of our meanwhile use for Vauxhall Square. Padel courts will be opening on site soon, operated by Game4Padel. These courts will be available at discounted rates for local schools, children, and community groups during off-peak hours – with one hour of free use offered to local schools every weekday. Game4Padel is also planning a food and drink offer to help create a welcoming and vibrant space.

More details will be shared soon.
