Our proposals are for a truly visionary and innovative urban community for everyone, in the heart of Vauxhall.
After 18 months of collaborative and detailed conversations with the Greater London Authority, Lambeth Council planning officers, local councillors, stakeholder groups and nearby residents, we’re excited to share our plans for Vauxhall Square.
As one of the largest developments proposed in South London, this will deliver truly world-class architecture and an exceptionally designed scheme of up to 69 storeys. The scheme complies with both GLA and Lambeth Council policy, delivering 35% affordable housing, including much-needed homes for social rent.
Vauxhall Square will deliver approximately 1097 new homes, with 35% affordable housing including more than 300 homes for social rent, alongside 1,164 co-living units and 699 student rooms.
These bold new proposals will transform Vauxhall Square into a vibrant destination, anchored by an accessible public park at its heart. Lined with bars, cafes, restaurants, office space, exciting entertainment venues and community facilities, this will be a place for everyone to relax, connect and thrive in the heart of Vauxhall.

Vauxhall Square will be for everyone: the existing community of Vauxhall and Lambeth as well as future residents who will understand what makes Vauxhall so special, contributing to its future and truly becoming part of the community.

The previous owners first secured planning permission in 2012 for a proposal that would include new homes, hotel and office space alongside student accommodation. Whilst some student accommodation and a hostel were built, nothing else has been built since 2016, leaving this large site empty.

Since then, given the changing context for development in London, the previous scheme became undeliverable, and the previous site owner sold the site to Bmor. Our proposals reflect this changed context and provide more open space and more affordable homes.
Bmor is a specialist regeneration developer and investor with an extensive portfolio across Greater London, the midlands and Ireland. Their experience in South London includes the Catcher Building in Peckham Rye, a mixed-use development completed in 2019 and Embassy Works in Vauxhall which was a residential development. Bmor have put together a leading team of experienced London development consultants tasked with the brief to shape a new place that delivers benefits for Vauxhall by providing genuinely affordable homes, high sustainability standards and community-focused facilities. The team includes:

Vauxhall Square will deliver approximately 1097 new homes, with 35% affordable housing, including homes for social rent.
There will be 699 student homes, with 35% of these being affordable, and 1164 co living studios with shared amenities for residents.
Following ongoing discussions with Lambeth Council, we will also make a substantial financial contribution to support the borough’s wider housing ambitions, helping deliver more than 300 additional social rent homes across Lambeth.
We are proposing a mix of homes for sale and rent, co-living, student accommodation and affordable (social and intermediate).
Our co-living proposals further add to the mix of the housing types on-site, introducing community orientated accommodation that targets a younger demographic of renters in the Vauxhall area. Integrating a wide variety of housing types within Vauxhall Square will ensure that Vauxhall remains an inclusive and affordable place to live at every phase of life.
It will give people starting their lives in London who would otherwise be priced out the opportunity to come to Vauxhall and learn just why our community is so strong here whilst starting their own journeys. Whilst new homes for social and affordable rent will mean that people can live in Vauxhall, whatever stage of their life they are at.
Our proposals for student housing address a need in the area. We know that many students choose to make this area their home whilst studying and the area benefits from connections to a number of higher education institutions, with 77% of London’s universities within 45 minutes of Vauxhall Square. Our proposals are to deliver a place where people can live at any stage of their life, from arriving as a student and making their first steps in adult life, through to starting a family of their own, as well as those who have lived in Vauxhall for many years.
These bold new proposals will transform Vauxhall Square into a vibrant destination, anchored by an accessible public park at its heart. Lined with cafes, bars, restaurants, exciting entertainment venues and community facilities, Vauxhall Square will be a place for everyone to relax, connect and thrive in the heart of Vauxhall.
We have installed padel courts on site to activate Vauxhall Square, making sure the local community can benefit as we develop our proposals.
The scheme will make significant contributions to Lambeth through council tax and business rates. In addition to the community infrastructure levy and a payment in lieu, which could benefit Lambeth Council’s own homes programme, Vauxhall Square will deliver more than 300 homes for social rent.
The proposals have been designed with the local context in mind, and the design team have worked closely with Lambeth planners and experts to ensure the designs will work considerately with the surrounding buildings, with the taller parts of the development where it is most appropriate.

The tallest building is 69 storeys, and is located at western edge of the site, close to the other neighbouring tall buildings in the Vauxhall cluster with minimal impact on existing homes.

Steps have been taken to mitigate any impact to local amenity and to ensure that the proposals are in keeping with the character of the local area. Materials have been selected that reflect the industrial heritage of the area, ensuring that Vauxhall Square reflects Vauxhall.
We are working closely with specialist safety and inclusive design consultants to ensure Vauxhall Square is safe, accessible, and welcoming for all. This includes well-lit public spaces, clear sightlines, step-free access, and active frontages, designing with everyone in mind.
We’re also taking building safety seriously at every stage of the project, from the early design to construction and beyond. That means using high-quality materials, complying with the latest safety standards, and making sure the right checks and balances are in place. Our goal is to create homes and public spaces in this innovative urban community that people can feel confident living in and using.
We have held three rounds of public consultation to date: July 2024, December 2024 and June 2025.
Following each round, the team has reviewed the feedback received and has sought to respond to it at the next round of consultation, taking it on board where possible and appropriate.
Vauxhall Square is designed to promote sustainable transport, with direct access to the Vauxhall train, tube and bus stations, as well as Nine Elms tube stop. There will be no new car parking spaces except for servicing, emergency, and disabled access. Our emphasis is on walking, cycling, and public transport.
Yes. The development includes new public and green spaces for everyone, safe and accessible pedestrian routes, sunlit areas with seating and shade, children’s play areas with good visibility and lighting, and private balconies and communal terraces for residents.
Vauxhall Square will be an investment in our local community. Not only will it provide new homes, retail, community facilities and green and public space, but it will contribute to the wider area by supporting footfall for local businesses and providing financial contributions to LB Lambeth to support their infrastructure and community initiatives.
The ground floor will feature new public amenities, such as retail space, restaurants and cafes, and community spaces for events and socialising. These amenities are designed to enhance local life and support the area’s economy.
Sustainability has been a key priority for us while designing the proposal. There will be a large increase in green space and the homes will be delivered in a way that ensures energy efficiency and the highest environment standards. The project is targeting a BREEAM rating of ‘Excellent’, an industry sustainability accreditation measure.
Vauxhall Square also provides a direct link to the Vauxhall Station transport interchange, and its proximity to this means that public transport and active travel will be the favoured transport methods, with no new car routes apart from for servicing, disabled and emergency access.
If the application is approved, any future construction works on site will be subject to a Construction Management Plan (CMP). The CMP will be consulted on prior to any works taking place, with agreed construction traffic routes and sociable hours of working included.
We have now completed the third and final round of our public consultation and are making the last refinements to our proposals before submitting a planning application to Lambeth Council later this year. If the application is approved and planning permission is granted, the proposed start date for construction work on the site is Q2 2027.
