After more than two years of collaborative and detailed conversations with the Greater London Authority, Lambeth Council planning officers, local councillors, stakeholder groups and nearby residents, we’re excited to share our plans for Vauxhall Square.
As one of the largest developments proposed in South London, this will deliver truly world-class architecture and an exceptionally designed scheme of up to 69 storeys. The scheme is eligible for the Mayor of London’s new Time Limited Route, delivering 25% affordable housing by habitable room — above the 20% threshold — including much-needed homes for social rent.
Vauxhall Square will deliver approximately 1,097 new homes, alongside 1,164 co-living units and 699 student homes, both of which contribute the equivalent of 35% affordable provision. Vauxhall Square will also help to deliver additional homes elsewhere in the borough.
These bold new proposals will transform Vauxhall Square into a vibrant destination, anchored by an accessible public park at its heart. Lined with bars, cafes, restaurants, office space, exciting entertainment venues and community facilities, this will be a place for everyone to relax, connect and thrive in the heart of Vauxhall.

We submitted our planning application to Lambeth Council in October 2025, and have since made amendments in response to feedback from the Council, the GLA and Transport for London.
Lambeth is currently consulting on those amendments.
